During our initial consultation, we will ask you to share your vision of your new home. This creative process may start with rough sketches or pictures from magazines, a home plan you’ve already purchased, or simply an idea. You can select one of our many proprietary floor plans, or we can work together to create a custom plan designed exclusively for you. We’ll ask you what features are most important to you and what price range you can reasonably afford. With our home design software, we can show you how your home will look, inside and out, and make changes to the plan to suit your needs. With our years of practical experience, we can recommend sensible solutions to everyday needs that can help you achieve a home of your dreams within your means.
Working from the floor plan you have selected, we will provide you with an initial cost based on our conversations about your desired features for the home. This very detailed budget will show you the costs involved in building your home.
We will arrange a personal visit to your desired home site to evaluate the orientation of your home on its site and the costs associated with building on that site. This could be land you have already purchased or land you are considering to purchase. We can also assist you in finding the perfect site for your new home.
When the floor plan, land and final budget has been determined and accepted, you will sign a contract. Congratulations! Let’s get ready to build your new home.
To begin the construction process, you will need to arrange for a home construction loan with a financial institution of your choice. A few more documents to sign. Heartland Builders can assist you with the process of financing your home, if you like. We also welcome customers that intend to self finance their home.
This is one of the most enjoyable aspects of building a new home. Together with our interior designer, we will assist you in selecting all of the design elements and finishing touches for your home. We will walk you through each step of the selection process. We will help you to build a home that is both beautiful and within your budget.
Your financing is in place, your selections are completed and now we are ready to meet once again. During our pre-construction meeting we will review your final selections, the construction process and our schedule for completion. Here we go. We’re ready to break ground on your new home.
The construction of a home is 80% planning and 20% building. Plan right, build right!

You will be able to view a schedule of construction, your final selections and the financial information about your home – all from the convenience of your personal computer. In the final stages of construction, we will establish a closing date. Before this date, we will have walked through your home together. Our orientation process ensures that you are familiar with the operation of your new home and are completely satisfied with its move in condition.
